PARKING LOT MAINTENANCE IS NOT AN OPTION

Attention Property Owners and Property Managers - for just pennies per square foot you can greatly extend the service life of your parking lot's asphalt.  Proper Hot Rubber Crack Sealing performed annually is the single most important step you can take to preserve your pavement, followed closely by annual or semi-annual sealcoating with high quality coal tar or asphalt emulsions. 


Water penetration is the greatest threat to the integrity of any pavement.  Cracks never grow smaller.  They always increase in size over time.  By addressing cracking in your parking lot early on, not only are you greatly prolonging the life of your asphalt, you are greatly reducing your lifetime costs.  Here's a little secret few in our industry will tell you - if you seal cracks every single year, you will dramatically reduce the number of cracks that would otherwise form.  Most asphalt maintenance contractors actually prefer you wait a little longer between service because the number of cracks will grow exponentially (and so will your Invoice).

Here's the essential question property owners and managers must ask themselves - If money is too tight now for maintenance, will it be easier to replace the parking lot in a few years for 30, 40 or 50 times the cost of a maintenance procedure?

ALLIGATOR SKIMKOTE(TM) - AN ALTERNATIVE TO CUT AND PATCH

has developed our special Alligator SkimKote to address the common problem of alligator cracking.  Alligator Cracking gets its name from the pattern of cracks that forms like the appearance of the back of an alligator.  Alligator Cracking is a sure sign of base failure, which means the compacted base below that asphalt has been disrupted and disturbed to the point it no longer supports the asphalt layer above.    Engineers will tell you these areas require complete replacement by saw cutting the damaged areas, removing the old asphalt, adding new base material, compacting the base and adding new hot mix asphalt.  We agree completely.  But, budgets don't always allow for best solutions and alternatives need to be considered.

Here's our process - we pre-clean the affected area with our special Hot Air Lance to remove debris, vegetation and moisture.  Once ready, we apply a coating of special polymeric rubber heated to 375 Degrees.  The rubber is then hand troweled for a smooth finish.  Once troweled, the area is cascaded with black silica sand to prevent tacky pullup on hot days and to improve sealer adhesion.  This technique should NOT be attempted without proper training and each BLACK DAWG crew has one trained technician for this process.  Also, the use of the wrong rubber material can create less than desirable results.

When money is tight, our customers have had great success with our Alligator SkimKote technique.  Because the affected area is "failed" we have no way of knowing how extensive the base failure is and, therefore, do not normally warrant this work.  That said, we still see work we performed three and four years ago that is still holding up and keeping water from penetrating into the base.  If you have Alligator Cracking, call us for a Free Assessment - 1-800-998-DAWG (3294).
